Renter’s insurance is not just something that renters need to know about. If you are the landlord then you need to make sure you are aware of what renter’s insurance will do. Is it important for your renters to have some sort of policy when they move in? This is also a time when you need to explain that the exterior of the building must remain in tact, and if any tenant sees a problem to call you immediately.

Advice to Give to Tenants

When you explain to them the situation with your homeowners policy, you should make sure that all their questions are answered. It would be a good idea to let them know that if they would like to protect their belonging inside of the home then they should get renter’s insurance. This will help them through any trouble that might come their way. You have no responsibilities to replace any item that they bring into the home, because it does not belong to you. If they require more coverage then they need to make sure they find it. This might sound harsh to some people, but you do not want to get in too deep if you are a landlord. Their plan must work for them.

Is Renter’s Insurance a Requirement?

It is not a requirement to make your tenants have a policy in place, unless you want to make it a requirement. The tenants just have to realize that anything they lose inside of the home is their responsibility, and you are not liable. As long as everybody is on the same page then things will work out. For your protection though it is important that you stress that a renter’s policy is a very good idea, although it is not a requirement. You do not want to have an angry tenant looking for you to replace their belongings because of fire, when you have no liability.
